A new chapter for Shadwell Estate
Shadwell Estate is a diverse and historically significant rural landholding to the south and east of Thetford. Rooted in the ancient Breckland countryside of Norfolk and Suffolk, it comprises 6,500 acres of farmland, woodland, lakes, watercourses, and areas reserved for nature.
Following recent changes Shadwell Estate is now entering a new chapter, looking at opportunities to use now underutilised land and buildings, honouring our past while building a sustainable and purposeful future.
The whole estate concept masterplan
We are in the process of developing a whole estate concept masterplan which sets out our vision for the Shadwell Estate and our aspiration as a partner for Thetford. It will outline the main ideas, priorities, and principles for future use of land at the estate including farming, employment space, housing and tourism opportunities.
It is being shaped through local engagement with the community, including an in-person event in Thetford on Saturday 30th May 2026, and this website provides further opportunities for the community to share their thoughts.
Engagement with the community will help to inform and develop this masterplan and shape our ideas for future planning opportunities and projects.

We are keen to hear your views to ensure the benefits of change are shared by the whole community and to identify opportunities, where Shadwell Estate can play a positive role in supporting the town’s future.
